Overview:
The Constitution and By-Laws provide general guidance on the usage of the amenities areas. This document provides specific guidance for using the amenities and rules to ensure there is a welcoming and safe environment.
Please be advised that the Amenities area is under closed circuit television (CCTV) monitoring. Any violation of Federal, State, or Local law identified on the CCTV system will be immediately turned over to the Sheriff's Department for possible prosecution.

Who can use the Amenities?
Homeowners and their accompanied guests. Everyone else is trespassing and you must ask them to leave to protect your family and investment. Contact the safety committee or Amenities Attendant (summer only) for assistance when dealing with trespassers. If you are uncomfortable confronting a suspected trespasser (or other persons), contact the Douglasville Sheriff's Department by dialing 911.
Who maintains the Amenities?
Homeowners do! The Amenities committee provides leadership to effectively manage the amenities area. Additionally, the Amenities Committee is responsible for maintenance of all amenities area structures and equipment (including Tot Lot, Tennis Court, Basketball Court, Swimming Pool, Clubhouse and its Parking Lots), coordinates pool activities, provides a pool monitor, and acts as a liaison to the pool maintenance and cleaning companies.
Who pays for the Amenities?
Homeowners do! A portion of the annual assessment is used to maintain all of the amenities area. This includes maintenance, repairs, and monitoring.
1. Homeowners must be in Good Standing to use amenities
2. No Smoking or the use of Tobacco products in any of the amenities
3. The amenities is closed when dark (Tennis Court and Swimming Pool open until 9pm)
4. No profanity
5. Do Not climb any fence. They are there for your safety, enter through gates.
6. No unsafe play
7. Pickup own trash
8. Pets must always be leashed and picked-up after
Violation of rules will be reported to the Board of Directors who may impose a fine or deny access to the amenities
Specific rules for each of the amenities areas:
BASKET BALL COURT
The basketball court should only be access via the path between the clubhouse and the tennis court. Climbing the fences or taking short-cuts is very dangerous. The fences are erected to prevent accidents in the retention pond and wooded area. The basketball court is adjacent to a detention pond. It is critically important to not enter the detention pond because of the steep slopes and mud and rocks at the bottom. If a ball or other item needs to be retrieved from the pond please contact the Amenities or Safety Committee. Do not sit, climb, or hang on the fences.

When other are waiting, games are played to 11 points, win by two. Winners stay, losers roll off. Winning team may stay on court for no more than three consecutive games

CLUB HOUSE
Access only allowed when approved by the Board. In general, the only approved access is for committee meetings, functions hosted by the Social Committee, and when rented by a homeowner.
NATURE TRAIL & UPPER LAKE
The nature trail surrounds the upper lake and provides a walkway between the Lakes side of the subdivision. The nature trail is horseshoe shaped around the lake. The far end of the lake is private property, not included in the Stewart's Mill Subdivision. This means it is not possible to walk a full circle around the lake. Please be aware that the nature trail is filled with natural hazards that could cause severe injury or death. This includes stumps, holes, and slippery and sloped surfaces. There have been several animals observed around the lake and trail which could be dangerous, this includes coyote, deer, water foul, snakes, beavers, and other wild animals. For your safety, avoid all contact with wild animals. Fishing is authorized for homeowners, however, consumption of the fish is not recommended.
NOTE: Unlike the upper lake, the lower lake (detention pond) does not have a trail. The land that borders that lake belongs to the homeowners. Accessing the lower lake without permission of the homeowners is trespassing.

PARKING LOT
The parking lot is to be primary used by residents and their guests while using the amenities. The HOA assumes no responsibility for vehicles parked at the clubhouse -- use at your own risk. The parking lot may also be used as overflow parking if you have more vehicles than will fit in your garage or driveway. Parking along the street is prohibited. If overnight parking is required, a parking permit must be obtained from the Amenities committee. Any vehicle parked overnight without a permit will be towed. Trailers, RVs, and other large vehicles cannot be parked overnight. Once parked, the vehicle occupants must immediately exit the vehicle and parking lot. Loitering is sitting in vehicles or hanging out in the parking area. Anyone loitering in the parking lot will be asked to leave immediately or will have the sheriff called to enforce this rule.

PLAY GROUND & TOT LOT
The playground includes the tot lot, swing, bench, and grassy area. The tot lot equipment is designed for children under the age 12 who weigh less than 120 pounds.

SWIMMING POOL
Please notice there is NO lifeguard on duty, you swim at your own RISK. During the pool season, the pool hours are daily from 8am until 9pm. Children under 15 must be supervised by an adult 18 or older at all times. The local authorities will be notified of any unsupervised children in the pool area. An active amenities card is required at all times to gain entry into the pool area. Please carefully read the Swimming Pool Rules posted on site at the pool.
TENNIS COURT
The tennis court is strictly limited to tennis play. Other games, bicycles, or other game play is forbidden. The gate should be kept closed at all times.
